I want to buy a 2 bedroom condo. i will live in the condo, but will be renting the 2nd bedroom to a friend. if i admit this to my lender will they still be able to qualify me for an fha loan?

You most likely will still qualify. You can't however, use potential rental income on your application.

I meet all qualifications for fha loan re-finance except i do not live at the property, i currently rent it out. i plan on possibly moving back in, but i need to know if there is a time constraint on how long i have to have lived there to qualify for fha refinance, if any? also, once i refinance it, am i required to continue living there for any certain period of time? thank you for your help.

As of right now, you can do an FHA streamline refinance even though it's a rental property. There are only a few lenders left that will do this and there will be a slight difference in the rate( 5% instead of 4.75% on a 30 year fixed FHA). You do need to hurry though because an FHA case number issued after November 17, 2009 will fall under the new more restrictive guidelines for FHA streamline loans.

I tried to look it up and found out in my county and i live in a "high cost area" so the fha forward maximum loan on a one family is $759,750. i'm not sure if that helps. and=that. i hate unchangeable typos! sounds like we should be able to get one no problem! thanks!! :-)

You need good credit, adequate income and at least a 3.5% down payment.

My husband and i are planning to purchase a home with an fha loan. my mom will be living with us and i would like to use her rental income to qulaify for more money without putting her on the loan (her credit it bad). in other words, can we rent out a room to her and use her money as rental income and still stay under the guidlines of being owner-occupied?

If there was inlaw apartment, separate living unit, YES. Otherwise, NOPE.

Your scores are way too low and you can not use the 8,000 as a down payment, you can apply it towards your down payment but you must still come up with 3.5% for the down payment. This is directly from their website Although the credit cannot be used towards the minimum down payment of 3.5%, under the new guidelines, home buyers may apply for it to be used as an additional down payment or towards other closing costs. So, the borrower must still provide the initial 3.5% from acceptable sources.

Years ago. i would like to later buy a home of my own but definitely have to keep my mothers home on my credit. my moms home only has 40k owed and i am doing the loan for 100k so that she could remodel and have cash for herself because she is disabled. i would live with her for a year. my biggest concern is would i be able to qualify for another fha loan for another property later down the road? and if so how long would i have to wait? if not, are there any other alternative loans that wont require 20% down like a conventional loan? i was told by my lender that i was denied a conventional loan because they require 4 years clear after a bk as a condition. is that true? please enlighten me before i sign for an fha for moms house then be unable to buy a home later for myself. i am in california so the cheapest home i can buy for myself would be over 300k (condo). so i wouldnt have 60k for a down payment.. my mothers home is only 100k if i bought for her and i know i can squeeze in another 300k for myself (per my lender). just worried about timing and the market and what kind of loan i would be able to get. thank you for all of your answers in advance. i so much appreciate it. are there any other alternatives loans for me as far as loans for my mothers home is concerned. is it true that for a conventional loan you cant have a bk for at least four years?

You can only have one FHA loan at a time AND it must be your primary residence.

We're living in a house now that i'm trying to fix up cosmetically inside the best that i can. it needs other repairs that i'm not skilled at doing, and i really don't want to pay anyone to do them. we just want to try to get as much as we can for the house, pay off the mortgage somehow, and move. 53k left on the mortgage. i'm not sure how much it will sell for. it's only a 2 bedroom and one bath, as well. i may take out a loan through a bank or something if it doesn't sell for enough, to pay off the mortgage so we can move. my mother only makes about 20k in her current position now (she has been with the company itself for about 8 years). i'm not sure what kind of loan she would "max out" with, even with fha. she's had a mortgage in her name for quite a long time and her most recent myfico was 719. she's a widow...so no husband to help with it. i am basically her son that has been trying to help her out with stuff around the house and financially. however, i'm not putting my name on a new mortgage as a cosigner just to include my income. what kind of fha loan amount would she qualify for if our current mortgage was paid off in full as a result of selling? i'm thinking the best option is to sell what we have now, first. because i know for certain that there is no way any company at all would give her a second mortgage with that kind of income, even with a decent credit history and mortgage history. we have another family member living with us now, so we'd be looking for a 3 bedroom, 2 bath house this time. we may look into foreclosures and such to try to get a better deal when we buy. is there any other information that you can give me about fha loans?

You did not say why you wanted to move. Honestly with the amount of money your mother makes she would not qualify for a home worth more then 60k if she only makes 20k a year. And you didn't say how much money she has saved up. You may be better off seeing if the mortgage company will modify her mortgage to a lower payment if it is that much of a problem for her. I want to purchase a home and i was wanting to apply to see if i qualify for the fha loan. i live in amarillo, texas. i am married and don't have any children. im a full time student and my husband works for a meat packing plant. my 26 yr old sister and her two children have been living with us for the past 3 yrs. my sister doesnt work so for the last two yrs, well this would be the third, we have been claiming her children on our taxes. my question is: would i be able to use her two children as dependents when applying for the home loan? could my husband use me as a dependent since i dont work? my husband and i are both 23 yrs old. any help is appreciated i have already tried the website to hud and the others that discuss the fha loans and could not find an answer to my question

The easiest way to find out if you qualify for a FHA or any type of loan would be to call a Mortgage lender , they can pre-qualify you for free and tell what options might be best for you. They should have access to many different loan package's including FHA. If you do qualify, just make sure to shop around the rates and fees they charge.
