I have tried many times to get the answer from IRS. One told me yes if I do not own the land, but I do not trust the answer as I think she thought it a travel trailer. I cannot get an answer from IRS I have tried to get someone on phone, but get cut off before I can get live help. Help line only told me to call for my specific case. Has anyone gotten through to them? I see here two different answers. I have a feeling we do not qualify if we owned a mobile home on rented land. Seems unfair really. I am retired and it was cheaper than rent.

I've owned the mobile home for 7 years. i'm not sure tho with it being on rented land if i'm able to take advantage of the tax credit or not. i'm looking to purchase a new home.

We purchased a mobile home in 2001 and the title was only in my name. we didn't get married until 2006. we just purchased land and a new mobile home. we closed on the mortgage on 10/22/09 and the title is only in my husbands name. i'm thinking he is consided a first time home buyer....but what do i know? Me and my wife currently live in a mobile home. it is in her and her x-husbands names. we closed on our construction loan a couple weeks ago and it will be done on october. i am a first time home buyer and the mobile home is on family owned land so there is no deed in my wifes name. would we still qualify for this tax credit? maybe i should explain more... i'm not asking for a task credit on the mobile home. we are getting rid of the mobile home when our new home is finished. i am asking if we will be able to get the tax credit even though she has had a prinicipal residence in the past 3 years. it's not a home with a permanent foundation, and it is not technically real estate. does anyone know whether we would be considered first time home buyers(i am the applicant and she is the co-applicant)

There is no such tax credit. Part of the newest housing bill has a $7,500 tax credit but it has nothing to do with mobile homes or previous residences . .

I bought a home may 2009. i owned a mobile home previously that was set up in a mobile home park. i have seen conflicting reports that if you owned the land it was on it disqualifies you from first time home-buyer tax credit, but if it was set up in a park and you did not own the land it was on you do qualify. can some one show me where this is addressed on the tax code so i know for sure if i qualify. do not qualify for long-term resident as the home was bought b4 nov.2009. card-ron sorry if i was not detailed enough, hope you reread this. i did not buy land to put my mobile home on.i sold my mobile home that i previously lived in in a rental park. i then bought a traditional home that i currently live in now. i know it says if a new home is a mobile home it qualifies either way i am wondering if because my old home was not on land owned by me if this qualifies or disqualifies me for the tax credit. thanks you guys. keep the answers coming. need to figure this out. tro, i have googled it for hours and have gotten infinite answers. many tax prepareres on google also trying to also find the answer. lol

Ryan M could be wrong depending on your state as well. In Oregon, you DO pay property taxes on a mobile home in a park when you don't own the land. It's called "real property" instead of "real estate", and a mobile home does count as owning a home - you can deduct the mortgage interest and the property taxes on your federal return.
